Terms & Conditions

A reservation once confirmed by us constitutes a contract which renders the person booking, liable for the payment of the full cost, the terms of which are detailed below. This agreement specifically excludes any rights of tenancy. Therefore, please read these before booking with us to ensure you are familiar with their contents.

Booking and Payment – Your booking will be confirmed once the 25% deposit has been paid and receipt of payment generated by our team. The remaining 75% of the total price will be due 21 days prior to the start of the booking. We reserve the right to cancel the booking with a loss of deposit should this deadline not be met.

Cancellation – All cancellations and amendments must be confirmed in writing by email or letter. Cancellation made in writing 22 days or more prior to arrival will result in loss of deposit. Cancellation made in writing 21 days or less prior to arrival will result in the loss of the total balance paid.

Coronavirus – In the event of the Government imposing travel restrictions due to Coronavirus that affect your booking with Just Cornwall, you will offered a refund for any monies paid in advance.

Arrival – The cottage will be available from 3pm on the day of your arrival, unless otherwise agreed. Please check in at The Valley reception where you will be given your key and directed to the cottage.

Departure – Please vacate the cottage by 10am on the day of your departure to allow us time to prepare it properly for the next guests. Please return your key and gate fob to the reception before leaving The Valley.

Transfer of Booking – Bookings are only valid for those names at the time of booking and are not transferable or resalable, unless we authorise this in writing.

Number in Party – Guests are requested not to exceed the maximum number of people for which we supply bed/bed linen (including babies and children). We reserve the right to refuse or cancel any booking that in our opinion may be unsuitable for the cottage. Please make sure the cottage meets your requirements – if in any doubt, please contact us to discuss your requirements prior to booking. The facilities at the Valley are strictly for the use of guests staying at the cottage. We reserve the right to terminate the stay of any guests if the conditions are not complied with.

Bed Linen and Towels – Bed linen and bathroom/kitchen towels are provided and included in the price of the holiday. All beds are freshly laundered and made up for when you arrive. Please note that we can supply a cot/high chair on request free of charge, although unfortunately we are unable to supply cot linen.

Your Holiday – We want you to relax and enjoy your stay in our beautiful cottage. We have worked hard to think of all the small details to make your stay as memorable and pleasant as possible. Nevertheless, should you have any queries regarding the cottage or its contents upon your arrival please contact us at the time to discuss. If you inform us of anything unsatisfactory after your stay it makes it more difficult for us to assist and investigate. During office hours (9am to 5pm) please speak to the team at The Valley reception or telephone 01872 862194 regarding any issues or enquiries. Pets – Unfortunately, we are unable to allow pets of any kind during your stay in the cottage.

Smoking – We have a strict policy of no smoking inside the cottage, on the balcony and the front and rear of the property. The use of candles is not permitted in the cottage at any time due to the potential fire risk.

Damages and Breakages – Kindly take care of our cottage. Responsibility and liability for any damages to the cottage, including its contents, lies with the guests. Should any accidents occur, please report them as soon as possible to David 07774273672. We do not normally charge for minor breakages, but we reserve the right to charge for the repair or making good if the damage is significant. This includes damage from smoking cigarettes within the cottage or terraces which is not permitted (see above). Please inform us of any issues with appliances or fittings as soon as possible. We will arrange for their speedy repair or alternative arrangements as soon as possible. Please note that consequential costs may be incurred where it is not possible to repair or clean the cottage prior to the arrival of the next guest and a demand for compensation may be sought.

Liability and Personal Safety – Guests are asked to take care when enjoying the cottage and exploring the grounds of The Valley. Parents in particular are asked to ensure their children are safe, accompanied by a responsible adult and not left unattended. We do not accept responsibility or liability for injury or damage to or loss of guests’ property, cars and contents, and you agree to indemnify and hold us harmless from and against all actions, claims, costs and proceedings (including reasonable legal fees incurred in defending the same) arising from acts of omissions (and those in your party) while on our property. In the event of guest misbehaviour or other necessary cause, we reserve the right to terminate the let without refund of letting monies. We (or our representative) reserve the right to enter the property at a reasonable time for the purpose of emergency maintenance or repair or any other need. Where possible we would advise you in advance if access is required.

Noise – Our aim is to offer a peaceful and family friendly holiday at all times. Outdoor speakers/outdoor music is not to be played. Please maintain the volume inside and outside the cottage to a sensible level. By this we mean a volume whereby it will not inconvenience other guests.

Internet Usage – The cottage has free wireless internet access throughout. The use of the internet enables you to browse online without need for a password. We offer this service on a ‘reasonable effort’ basis and cannot guarantee all devices will function at maximum speed with the network, nor can we guarantee the level of availability, security or quality. However, the signal strength is certainly adequate for laptops tablets and smaller devices to allow day to day browsing and streaming.

Changes to our T&C’s – Our Terms and Conditions are subject to amendment, we therefore suggest you print a copy for your reference. If our terms and conditions change, and in the unlikely event a dispute arises, we will honour the version of our terms and conditions that you produce to us.
